1. Service description

research.cy (research.cy) is a real estate search and analytics platform focused on Cyprus. We aggregate publicly available property listings from developer websites, enrich them with price history, deduplication, and district analytics, and present them in a unified interface.

Searching listings is free. Some features need a free account or a paid subscription (section 5). New features may change without notice.

Information on this site is provided for general informational purposes only. It does not constitute:

3. Data accuracy

Property listings come from developer websites, developer feeds and partner agencies, and may contain inaccuracies. Prices, availability, specifications, and photos are provided by those sources and may change without notice. We make reasonable efforts to keep data current but do not guarantee its accuracy or completeness.

Always verify listing details directly with the developer or the listing agency before making any decisions.

4. Waitlist

By joining the waitlist, you agree to receive product-related emails from research.cy. You can unsubscribe at any time by emailing info@research.cy. Your position in the queue is approximate and does not guarantee early access.

5. Subscription

Price: €9.99 per month, including VAT, charged through Stripe at the start of each monthly period. The subscription renews automatically every month until you cancel.
What it includes: direct links to the developer's own page and the developer's contact details on property pages. Help with a purchase (section 6) is free and does not need a subscription.
Cancelling: email info@research.cy at any time. We stop future renewals; your access continues until the end of the period you have paid for.
14-day refund: you may withdraw within 14 days of your first payment, without giving a reason, and get a full refund (EU Consumer Rights Directive 2011/83/EU, Art. 9). Email info@research.cy; we refund to your original payment method without undue delay. After the first 14 days, payments for the current month are not refunded.
Price changes: we will email you at least 30 days before a new price applies, so you can cancel first.

6. Help with a purchase

Anyone can ask for help with buying a property listed on research.cy, free of charge. We pass the request to an independent real estate agency we partner with, and its agent contacts you. The scope of the agent's work and any fees are agreed directly between you and the agent before work starts. DailyMind LTD is not a party to that agreement, is not a real estate agent, and does not give legal advice. We do not guarantee that an agent is available or any outcome of their work, we do not supervise the agents, and claims about an agent's work are for that agent or their agency. Each agency and agent is solely responsible for holding the licence and registration the law requires. Where a listing shows an agency's name, licence or registration number, that information comes from the agency: we do not guarantee that it is valid or current, and we are not responsible for an agency or agent acting without a valid licence or registration. Check the agent in the official register of real estate agents before you instruct them. Sending a request needs a free research.cy account: we confirm your email with a one-time code and create the account if you have none. You can ask us to delete it at any time. How your data is shared for this is described in our Privacy Policy.

7. Intellectual property

The research.cy name, logo, website design, and original analytics (price history charts, deduplication data, district analytics) are the property of DailyMind LTD.

Property photos and listing descriptions belong to their respective developers. We display them under an implied licence for search and comparison purposes: developers publish this content publicly to attract buyers, and our platform furthers that purpose by providing additional exposure, naming the developer on every listing, and passing interested buyers on (through direct links to the developer's page for subscribers and through purchase help). Any developer may request removal of their content by emailing info@research.cy.

8. Prohibited use

You agree not to:

Scrape, crawl, or systematically download data from this site
Use the service for spam, phishing, or illegal purposes
Attempt to gain unauthorized access to our systems
Reverse engineer, decompile, disassemble, probe, scan, stress test, penetration test, bypass access controls, or otherwise attempt to discover source code, vulnerabilities, non-public APIs, infrastructure, or security weaknesses in research.cy, including its website, apps, domains, subdomains, APIs, servers, and connected systems, without our prior written permission
Redistribute our analytics data commercially without permission

9. Limitation of liability

To the maximum extent permitted by law, DailyMind LTD shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use of this service, including but not limited to financial losses from property decisions made based on our data.

10. Governing law

These terms are governed by the laws of the Republic of Cyprus. Any disputes shall be subject to the exclusive jurisdiction of the courts of Nicosia, Cyprus.

11. Changes

You accept these terms when you sign in (including confirming your email for a purchase help request) or subscribe; we record the date and the version you accepted. We may update these terms. Continued use of the service after changes constitutes acceptance. Material changes will be emailed to registered users and subscribers.
